James “Jim” Foehl is the Maintenance Supervisor for our corporate, Lancaster office, and has been serving in this capacity since 2017. Jim oversees the operations of the AHPM maintenance division to ensure that maintenance requests are dispatched to the appropriate technician, maintenance issues are resolved in a timely manner and that repairs are made efficiently and economically.
Prior to joining AHPM Jim owned his own company for 35 years working in a variety of construction and real estate positions including building, remodeling and property services. Jim is certified as a journeyman electrician and previously held a real estate license.
Joe Cardella works as a Property Manager at the AHPM Lancaster office. Joe joined the Company in 2010 with the goal of expanding the management portfolio of the Lancaster office. He has successfully amassed a large management portfolio primarily through word of mouth referrals. He prides himself on the close relationships he has built with his investors and residents, and go out of his way to meet their varying management needs.
Prior to joining AHPM Joe worked in the non-profit industry for 20 years managing program services, residential homes and apartments for individuals with developmental and intellectual disabilities. Joe also worked as a listing and sales agent for two years.
Joe holds a Bachelor’s degree in Business Administration from William Paterson University in Wayne, New Jersey and is a Pennsylvania Real Estate Licensee.

Joy Sharpe is the Vice President of Operations for American Heritage. In this capacity she oversees the accounting department, policies and procedures and the day-to-day operations of the organization. Joy joined AHPM in 2008 and diligently monitors and carries out many of the Companies programs and initiatives.
Prior to joining American Heritage, Joy worked in a variety of management roles in the real estate industry including: property and office management, accounting, real estate development and construction and business management.
Kelly Zimmerman serves as an Account Manager in our corporate, Lancaster office. Kelly joined AHPM in 2014, and provides accounting and administrative support to a number of our property managers.
Prior to joining American Heritage, Kelly worked in a number of different office positions including a role as a secretary to a Human Resources Assistant. In addition, Kelly worked in cabinetry industry for fifteen years.
Laureen Wagner is a Property Manager in the AHPM Lancaster office, and has served in this capacity since 2007. Laureen services the rental management needs of real estate investors in the City of Lancaster and the surrounding areas. Laureen has developed a proven method that has enhanced the investment value of urban properties for each of her investors.
Laureen began her career in 1995 with at a local apartment complex. Over the past 21 years, Laureen has held many positions in the rental management industry including the management of on-site complexes and tax credit properties. Laureen has extensive experience managing off-site single family and multi-unit properties that include low income, Section 8 and market rate property units.
Laureen holds a Pennsylvania Real Estate License.

Marisa Seubert joined AHPM in 2016 as the Marketing Communications Manager. Marisa is responsible for overseeing property marketing listings to assure accuracy, property facts, figures and positioning. Marisa updates all property marketing materials and implements marketing strategies for specific properties. Marisa creates and designs email marketing communication campaigns as well as print advertising to support the Company’s written and visual presence in the property management industry.
Marisa has several years of experience in marketing and communications supporting various companies in Baltimore, Maryland and Lancaster, Pennsylvania. Prior to joining AHPM, Marisa served as Marketing Coordinator for Klausmair Construction, and was employed by Compass Mark with dual roles as Marketing Coordinator & School Prevention Coordinator.
Marisa earned her Bachelor of Science degree in Communication Studies with an Early Childhood Education Teaching Certificate from Towson University in Towson, Maryland.

Mark Cloyd serves as the Vice President of Business Development for American Heritage. In this role Mark works to increase the size and efficiency of the management portfolio through company acquisition, investor relations, efficiency review and organic growth strategies. Mark has been responsible for the procurement of seven property management companies and two joint ventures over the past four years representing approximately 1,500 units.
Mark also works as the Vice President of Business Development for Strategic Equity Investments, LLC (SEI). SEI is a sister company of American Heritage providing innovative real estate development solutions to clients in order to maximize investment potential, and provide the highest possible return on investment.
Prior to joining American Heritage, Mark served on the development teams of Delta Development Group and Strategic Equity Investments, LLC. Mark graduated with high honors from The Pennsylvania State University earning a Bachelor of Science degree. Mark earned a Pennsylvania Real Estate License.
Michelle Bender works as Maintenance Coordinator for our corporate, Lancaster office. Michelle joined AHPM in 2016 to manage maintenance service requests from investors and tenants for completion by our approved contractors.
Prior to joining AHPM, Michelle worked as the Office Manager & Bookkeeper for a window replacement contractor.
Penny Falcon works as a Property Manager in the Lancaster office of American Heritage. Penny joined AHPM in 2002 and has been providing exceptional services to the investors of Lancaster County since. Penny has developed a substantial portfolio of clients throughout the region, and enjoys the diversity that Lancaster County offers.
Prior to joining AHPM Penny was employed as a Quality Control Technician at Bulova Technologies from 1982 to 2002. After 20 years of continuous service Penny decided to pursue a career in real estate. Her career began at in the year 2000 when she worked as a Listing and Sales Agent, Rental Consultant and Property Manager.
Penny earned a Pennsylvania Real Estate License.

Richard Gottshall is the President and CEO of American Heritage. Richard was one of the founding members of the firm in 1981, and has been responsible for a great deal of the organizations growth throughout the years. Richard oversees and coordinates the day-to-day operations of our eight office locations. He develops and implements the strategic vision of the organization, and oversees the development of each of the 35 employees currently employed at American Heritage.
Richard received a Bachelor of Arts degree from Millersville University, and is both a licensed Real Estate Broker and Real Estate Licensee.
Shelly Weidinger works at the Accounting Manager at the Lancaster office of American Heritage, and has been employed by the Company since 2008. In this capacity she oversees the operations of the AHPM accounting department, and ensures that account management records are recorded correctly.
Before joining AHPM, Shelly spent nine years working for two of our parent companies subsidiaries, Homesale Mortgage, LLC and Homesale Settlement Services. While in these role Shelly served in an accounting capacity.
